The Wellness Rooms
Two bookable room categories carry the real specification. Restorative Wellness Rooms run a Jaspr air purifier, Filterbaby filters on the shower and tap, an Eight Sleep mattress and a Loftie sunrise clock. Performance Wellness Rooms carry the recovery kit instead. Read the scope honestly: this is a room category, not the property. The other rooms get lighting and shade controls and the Proper bed. What nobody has published yet is a number. No filtration grade, no water panel, no air reading. The hardware is named and the measurement is the missing half.
The kitchen
Seed oil free cooking, published on the hotel's own pages rather than said to a journalist, and the replacement fats are named: extra virgin olive oil, avocado oil, coconut oil, and Zero Acre oil for high heat. Fruit from the Santa Monica Farmers Market, grass fed meats, free range poultry, seafood described as responsibly sourced, biodynamic and natural wines on the lists. The parent company now publishes the same seed oil rule for every kitchen in the group, so this is policy rather than one chef's preference. A named oil list puts the kitchen ahead of most hotels, which publish adjectives. The rooftop restaurant Calabra and the lobby's Palma follow the same line.
The materials
The wood is named to its mill. Delta Millworks, the Austin timber house, publishes this hotel on its own project page: Cypress Select in a Tiger Smooth finish, in Navajo White and Taupe, through the restaurant, library and lounge. Design press adds wire brushed oak floors, hand troweled plaster walls and vintage bamboo wall lights by Ingo Maurer. A supplier's own project page matters more than an adjective because it can be checked from the other end. What nobody publishes yet is a finish or emissions specification for any of it.
The programme around the rooms
The programming goes further than the hardware. The Proper Hundred is a 100 day program built around movement, recovery and dining that opens with bloodwork and runs through its own app. A Recovery Suite carries a Theralight 360 red light bed, an Ammortal chamber, a cold plunge and dry and infrared saunas, beside a gym running Technogym, Peloton, Tonal and Pilates reformers with VO2 max testing on offer. The Ayurvedic Surya Spa sits off the lobby. None of this moves a pathway score, because none of it is the building. It still says something: this is the flagship where Proper works out what its wellness identity means in hardware, and the room categories upstairs are where that thinking reaches the guest asleep.
Recovery, named piece by piece
The Recovery Suite is bookable by session and its equipment is published, not implied: the Ammortal Chamber runs light, sound, oxygen and molecular hydrogen therapy with pulsed electromagnetic fields, beside a cold plunge. Surya Spa runs its Ayurvedic rituals in the building, there is rooftop yoga over the Pacific daily, and Proper Club opens the wellness floor's studios and programming to locals by membership.
